Documents to Have on Hand

Are you selling your property? Give yourself the best chance of success and ensure the transaction goes smoothly by keeping these essential documents on hand:

  • Property location certificate
  • Pyrite, vermiculite, ferrous ochre tests, etc., for affected regions
  • Invoices for renovations made to the property
  • Declaration of co-ownership, if applicable
  • Lease(s) in the case of an income property
  • Municipal and school tax statement

When it comes time to sell your property, you only have one chance to make a good impression.

The Exterior

How your property is perceived from the outside is very important. An attractive exterior encourages buyers to visit the interior. Your lawn should be well-maintained and, in winter, keep photos on hand to help visitors visualize the yard's appearance in summer. Cleanliness is essential: a clear entrance and clean windows will also make all the difference.

The Interior

Inside, the key is cleanliness. Do a thorough cleaning and get rid of unnecessary items. Remove old furniture that blocks passages or clutters rooms. Clear the space so visitors don't feel cramped.

Does the paint need refreshing? A freshly painted property often sells for more. Also know that dark colors don't favor sales. Instead, opt for light and bright tones. The condition of carpets can also be a determining factor. If you can't replace them, clean them to give them a fresh look.

The kitchen and bathroom must be immaculate. Take the time to clean appliances and fixtures, as well as the bathtub, toilet and sink. Clear the counters and don't leave dishes in the sink or towels on the edge of the bathtub. Let the buyer see all the storage possibilities.

Throughout the house, repair dripping faucets, defective handles, drawers or cabinet doors that don't close properly, etc. Replace burned-out bulbs and yellowed electrical plates. Most of these small repairs are relatively inexpensive and will positively influence the buyer.

Create an Atmosphere

It's essential that your home is well-lit. Open curtains during the day and turn on lamps in the evening. If necessary, add lamps in dark corners. Ensure the house is well-ventilated. Don't repel buyers with strong odors, such as incense or spicy foods.
